It is because of this dedication to his career that Tim has earned the following three National real estate designations:
- Council of Residential Specialists (CRS) – with less than 5% of all agents in the country earning this prestigious designation, agents that have received their CRS designation are the “elite” of the real estate industry. The CRS is the highest honor given to a residential Realtor.
- Graduate of Realtor’s Institute (GRI) – the GRI is a prerequisite for earning the CRS designation and has been earned by approximately 30% of the Realtors in the country.
- Accredited Buyer Representative (ABR) – the ABR is a newer designation awarded to agents that specialize in representing the best interest of their buyer clients.
When the time is right for you to begin interviewing professional Realtors, and you desire a professional real estate consultation with a friendly, no-pressure approach… one based on honesty, integrity and positive results, then please give Tim Tatlock a call today… you’ll be glad you did.
Why should I employ the services of a Realtor?
Should I employ the services of a Realtor… or sell my own home?
Many homeowners play with the idea of selling their own home… main objective, try to save the Realtor’s commission. While this idea sounds appealing… this thought process is fundamentally flawed! Statistics prove that a homeowner selling their own home and netting more than if they would have used the services of a professional Realtor… is the exception… not the rule! In fact, over 90% of all “for sale by owners” will eventually call upon the services of a professional Realtor.
Here is the challenge… the buyer that shops “for sale by owners” is usually bargain hunting, looking for a “deal” on a home. They realize that a “FSBO” is not paying a real estate fee, therefore the first thing they will do is knock a minimum of 5% – 10% off the seller’s asking price. At the very least, they are trying to save the very same commission that the homeowner is trying to save!
Here is the reality… only one of you can actually save the fee!
Maximum Exposure, Proper Pricing & Knowledge of Market are the keys to a successful transaction.
Most homeowners when trying to sell their own home basically rely on two advertising vehicles to expose their home to the buying market: 1) an ad in the paper… 2) a for sale sign in the yard!
Statistics have shown that only 2% of the potential buyers that call on an ad actually purchase the home they called on. Most buyers are calling to eliminate the property from further consideration. They are looking for specific characteristics in a home, and with the cost of advertising being what it is, it simply is not practical to advertise all of your home’s features. Therefore when a buyer calls, they are trying to determine if your home will satisfy their families’ strict housing requirements. Statistics have also proven that only 7% of all potential buyers noticed a yard sign, set an appointment and purchased that home.
These statistics show that a “FSBO” is missing over 90% of the potential buying market! If a homeowner is lucky enough to get a potential buyer to set an appointment to see their home, it is important to remember these buyers are also looking at other homes similar in features and pricing. In other words… your competition! So if you are not competitively priced with the market (your competition), your potential buyer is more likely to purchase a different home. Not to mention, you have no idea as to the buyer’s qualifications or motivations.
Even if you are fortunate enough to come to an agreement with a buyer for your home, now the question becomes – WHAT IS YOUR TIME WORTH! When selling your own home… if you are not at home available to respond to a phone call… to that buyer your home is off the market! What about the cost of advertising, the cost of an attorney, the financial qualification and/or ability of the buyer to even purchase your home, negotiations, contracts, as well as local and state laws. The cost of these items and the time involved can easily accumulate to another 2% – 4% of your asking price. And don’t forget about the 5% – 10% that the buyer has already tried to negotiate off of your asking price.
The uncertainty and cost of selling your own home… is it really worth months of headaches & aggravation?
How do I choose the right Realtor?
Many of the same questions, hesitations and strategies exist with seeking out professional assistance in any field. Whether you are looking for a doctor, dentist, lawyer or accountant, also come into play when you are selecting a professional real estate agent. Some people choose an agent through the recommendation of a family member, friend or co-worker. Others simply call a local real estate office and take their chances with who ever answers the phone, (having no clue as to the experience of that particular agent).
Plain and simple, a real estate company is only as good as the agent that is representing it at that given moment. Regardless of how you get an agents name, it is wise to interview two or three agents before making a final decision. Arm yourself with several questions and/or concerns to discuss with the agents you intend to interview.
A few thing to look for when you are seeking the assistance of a professional Realtor to market your home:
- Check on the agent’s experience, education, productivity and knowledge of your local market. As with most professions, experience pays big dividends in the real estate market. An experienced agent knows the market and the marketing process. Realtors that have earned the “CRS” national designation (Council of Residential Specialists), are the elite of the real estate industry, and should be your 1st choice for a Realtor. The number of transactions an agent handles annually is another indication to the agent’s commitment to his/her profession. Experience gives you the best chance of quickly and smoothly coming to a successful closing.
- Knowledge of your local market is critical to the successful marketing of your home! Make sure the agents you are interviewing have a track record of success in your community. Have you seen their signs in your area? How many homes have they sold in your neighborhood? Not to mention, the agents that specialize in your community know the potential buyers that are considering your area… you have a much greater chance of a quicker sale, at top dollar, without all the headaches when trusting the sale of your home with your neighborhood professional.
- Be skeptical of anyone who suggests he or she can get an unreasonably high sales price. An agent many use a high listing price to secure the listing contract, only to seek a lower price later, after little traffic is generated at the initial price. Meanwhile, you may have lost the most critical time period for selling a home… the first couple weeks after your home was initially listed. The longer your home is on the market… usually the lower the final sales price. Not to mention, if your home takes too long to sell… you may lose the home you are trying to buy!
- When possible… avoid the agent that is only part-time, one who is only “dabbling” in the real estate business. Selling a home requires a full-time effort by an experienced Realtor offering your home maximum exposure to insure the greatest sale price, in the shortest period of time, with the least amount of inconvenience! Choose a full-time, professional agent whose livelihood depends entirely on their ability to successfully and repeatedly close real estate transactions!
- If you are considering buying or building another home… does your agent offer “buyer agency.” More and more buyers are deciding they want full contractual representation on the same level as the seller. Be sure to discuss buyer agency with any agent you are considering employing.
If you are serious about selling and/or buying a home… choose Tim Tatlock, CRS, GRI, ABR as your Realtor! With over 35 years of full-time, professional experience in the real estate industry, nationally recognized in the top 5% of all agents nationwide… you can rest assured that all the details will be handled in a professional, ethical manner… and at the same time making the entire process lighthearted and fun… guaranteed!
How do I establish the best price for my home?
Perhaps the most challenging aspect of selling a home is listing it at the correct price. It’s one of several areas where the assistance of a skilled, professional Realtor can more than pay for itself.
Not too high… not too low… priced just right!
Establishing the right price is critical to the successful sale of your home! If priced too low… sure you will get a quick sale… however, you may have missed out on several thousand dollars had your home been properly priced in the first place. If your home is priced too high, you will miss out on a percentage of buyers who would have looked at your home had it been properly priced in the beginning. Many homeowners believe that they can always come down… or they want to price their home higher to give them “room” to negotiate with a potential buyer.
Problem… the Realtors and potential buyers know what homes are worth in your area! Buyers will comparison shop, and if you are not in line with the other similar homes currently available… all you will do is scare off your would be buyers. If they believe your home is unrealistically priced, they won’t even take a look! There won’t be any offers to “negotiate” with! By the time the price is corrected to where it should be… you have already lost exposure to a large pool of potential buyers… in fact, you may have lost your “perfect” buyer who was willing to pay a little extra for your home!
Establishing or maintaining the right price becomes somewhat more challenging when prices of homes are quickly rising (a strong seller’s market) or remaining stagnent or even falling, usually due to an abundance of inventory (a buyer’s market). An experienced Realtor that specializes in your community is in touch with the market trends and can better assist you in determining the proper listing price as well as negotiating the best sale price.
A Realtor’s experience and knowledge of your area is critical!
When working with a real estate agent, it is critical that you have full confidence in that agent’s experience and knowledge of your local market! If the agent is unfamiliar with your area they may under price your home by several thousand dollars, and not even know that they are doing you a disservice. Whichever agent you are considering, make sure they have an extensive proven track record with many past sales and current listings in your community. With this extensive background they are much more likely to ensure top dollar, with a quicker sale, and far less inconvenience. After all… isn’t that your goal as well? Your local expert has a better knowledge of who the buyers are and what they are looking for, also aiding to a quicker, smoother transaction.
Little touches can generate big returns!
A skilled agent can recommend simple updates and changes that will enhance the salability of your home. The better your home shows… the higher the selling price and the quicker the sale. Some of these changes may be cosmetic, involving literally no expense on your part. It may be as simple as moving out some of your furniture and adjusting window coverings to best display desirable qualities of your home. Other changes may require an investment, the cost however, is usually recoverable in the final sales price or in the timeliness of the sale. The Realtor you select should also keep you informed with the comments of other Realtors and buyers regarding the condition and/or price of your home. This will allow you to make more informed decisions regarding marketing strategies and the pricing of your home.
Do real estate designations make for a better Realtor?
Realtors that have earned any of these National designations have demonstrated a track record of success with a higher committment to the real estate profession. In fact, the agents that have earned the prestigeous “CRS” designation are the ELITE of the real estate industry.
